FR Review:
Dean Confessore, principal of DC Contracting, has worked in construction his entire life. Having learned the business from working on the job at Wollflowers Construction, Confessore started out trimming homes and building custom cabinets. As his woodshop built a client base, Confessore begin doing general construction work and was eventually licensed as a contractor in Nassau, Suffolk, New York and Atlantic Beach Counties in 1997. When he merged with painting company Unique Finishes, his contracting firm truly became design-build. All carpentry work, cabinetwork, painting and skim coating are done in-house.

Only a small percentage of DC Contracting’s jobs are trade, and most of their clients are homeowners in the Manhattan, Nassau and Suffolk County areas. The company has a 4,000-square-foot shop in Deer Park, with nine full-time employees. Confessore staffs three painters, three carpenters, one project manager and one draftsman. We hear that Confessore checks in on every job once a week, and every job has a project manager onsite at all times. DC Contracting does a lot of design/build work for large homes on Long Island; in Manhattan, average projects are gut renovations of two-to three-bedroom apartments.

Prices are on the high side of average, and total budget for most jobs can range from $150,000 to $700,000. Minimum budget for a project is around $100,000 for a gut renovation of a studio or one-bedroom apartment. Confessore charges an average markup over construction costs in Manhattan, but that percentage is lower when he’s doing work on Long Island. DC Contracting does not take credit cards, and most jobs are completed in seven months maximum. This firm is a good option for those interested in a design/build project in which a lot of work is done in-house, which can save a lot of headaches. However, the McMansion style may turn off other potential clients.
