FR Review:
Highline occupies a rare sweet spot in residential contracting–big enough to deliver on complex high-end jobs, but boutique and personal in feel. Founded in 2011, the firm’s work is everything blue chip city building should be: detail-oriented, organized with military precision and impressively varied. Indeed, Highline’s signature can be found everywhere from polished Fifth Avenue penthouses to airy Chelsea lofts, and in collaboration with top architects and decorators (Tony Ingrao, Workshop APD, Jenny Fischbach, to name a few). Professional references praise the firm’s careful execution of design intent documents and its team of “top notch" subcontractors, especially the finish trades. Clients too appreciate the results, but are just as quick to focus on the fact that they can always get someone helpful on the phone (sadly not always a given, even among the city’s most lauded GCs). They call founder and principal Mark Dobbin a “straight shooter” who “gives every job his all.”
Dobbin is a twenty-year veteran of the industry. Starting as a carpenter in his native Ireland, he came to the states and worked for Steve Mark at SMI for twelve years, learning the ropes (and nails) of luxury residential building. Dobbin is upbeat, calm and straightforward, and quick to share his elegantly simple contracting credo: “if it’s wrong, it’s got to be right.” He helms a staff of ten site supers, and twenty-five to thirty subs, depending on the workload. With this crew, Highline does drywall and rough carpentry while relying on outside partnerships for millwork, stone and tile. The firm usually collaborates directly with architects, taking on about eight jobs at a time, all in Manhattan, all fairly big–budgets can range from $500k to several million, depending on size and complexity. Cost-wise, Highline offers a standard fee structure for high end contracting–not a shocking bargain, but good money well spent. One architect reference we spoke to mentioned the percentage of change orders was the lowest he’d encountered in his career–an auspicious sign.
