FR Review:
Clients laud David Hottenroth and Jim Joseph for their tireless devotion to each project, their respect for the integrity of existing structures, and their delightful perspective. Highly recommended by some of the top marquee decorators in town, the demand for their services is growing every year. Best known for their empathy for traditional forms, they do "impeccable work" while maintaining and building upon the character of each commission. It is also noted that they have a keen ability to solve problems on the fly.

The firm has been in business for over 20 years and is led by principals Hottenroth, a graduate of the University of Cincinnati, and Joseph, who holds degrees from Cincinnati and Columbia. Nearly all of the firm's work is residential, with a particular strength in townhouses and home additions. The staff of 19 takes on projects with modest six-figure budgets (such as kitchens and smaller renovations) but also skillfully handles large, multi-million-dollar renovations and homes.

Much of the firm's work is in the New York area, though happy clients often recommend Hottenroth & Joseph to friends in the Hamptons, Westchester, Montclair, Nantucket, Martha's Vineyard, Sun Valley, Center Island and Palm Beach. Recent projects include a West Village townhouse penthouse addition and an Upper East Side gut renovation and elevator addition. The firm charges a lower-than-standard percentage of overall construction costs.

Representative Client Comments:
"Very thorough and conscientious, with impeccable taste." "Able to turn my vague longings into concrete plans that captured my vision perfectly." "An unerring eye." "Their distinct talents and characteristics complement each other, forming the ideal team." "David is clear, straightforward and charming, and so good at interpreting the client's desires." "Jim has the aesthetic fire." "Remarkably, they finished our Italianate brownstone in Brooklyn in five months. So accommodating." "While we would absolutely use them again, they are not the best at strictly sticking to a budget because they want it to be perfect. That was the right answer in the long run." "They actually came in right on schedule and a little under budget with us." "They get along remarkably well with some of the more demanding decorators in town. So likable, empathetic, did not impose views." "They are gifted architects who combine the qualities of ingenuity, taste, and professionalism." "So incredibly patient with us as we changed our minds continually." "It has been a joy." "A thoughtful, beautiful aesthetic combined with a straightforward, honest business sense make H&J the best architects imaginable."

Project Description & Comments:
My husband and I purchased a circa 1846 Federal townhouse in Greenwich Village several years ago. After researching the renovation process, consulting friends who embarked on similar projects and ultimately interviewing several architectural firms we hired H&J.
We worked closely with H&J over the 18 month process. I always felt extremely confident that I could trust H&J to give me a thoughtful answer about ALL my questions. I knew the architects were not only considering the process in light of the best design but also in the context of cost, time, the needs of our whole family including little kids who would live in the home and our design wishes.
One of the most frequent compliments we receive is that the home is warm and livable. I could think of nothing better for our family.

Cost of Project: $500,001 or more
